Really pleased with my new boiler installation from Novon Group.

The whole process was straightforward, the engineers were friendly and professional, and everything was left clean and tidy.

The boiler is working perfectly and I wouldn't hesitate to recommend them to anyone, I can say that I will defiantly be using them again in the future.

EICRs: The Safety Check Every Property Needs

Epsom has a wide mix of homes. Some properties are recently built. Some properties were built decades ago.

Some properties have had new kitchens, loft conversions, and garden offices added over the years.

Whatever type of property you have, your wiring is working harder than you think.

An EICR helps you stay ahead of hidden problems. Such as worn cables, broken sockets, and old fuse boards that no longer keep up with modern life.

And if you’re a landlord, electrical inspections are a legal must.

But there’s an even bigger reason these inspections can’t be skipped…

Why Electrical Checks Matter So Much in Epsom

Epsom is growing fast. Homes are being fixed up. Families add more appliances every year. And many older properties still rely on wiring designed long before today’s safety rules existed.

That mix creates a simple problem: Old electrics often don’t match today’s power needs.

It’s a good idea to get your electrical system inspected and tested before minor issues turn into real dangers.

An EICR is quick and affordable and will verify your electrical system is safe…

What an EICR Covers

EICR stands for ‘Electrical Installation Condition Report’, which is a full check of your built-in electrical system.

Not appliances—everything built into the home.

Here’s how it works:

Visual Check

Your Electrician looks for damaged sockets, loose fittings, scorch marks, missing covers, and signs of overheating.

Testing Your Wiring

Testing tools are used to check how well the wiring protects you. Earthing and bonding are tested to ensure the current goes to earth.

Consumer Unit & RCD Fuses

We check the Consumer Unit (fuse board) and set it up to see if everything switches off the way it should during a problem.

Your RCD fuses are tested by triggering them with a special tool to make sure they trip fast enough to protect you.

The Electrician checks both the time it takes to switch off and whether it operates correctly at different fault levels.

Your Written Report

Every finding is written in plain language, with easy-to-understand codes:

  • C1 – Danger right now
  • C2 – Could become dangerous
  • C3 – Safe, but can be improved

Once the check is complete, you get your full report…

What Happens If Your EICR Shows Problems?

The majority of problems are simple to fix.

In Epsom, we regularly see:

  • Outdated fuse boxes
  • No RCD protection
  • Cracked sockets
  • Loose wiring in lofts and under stairs
  • Old lighting circuits without earth protection

Your report will show exactly what needs fixing.

If any C1 or C2 issues are found, repairs must be carried out before a certificate can be issued.

Our Electrician will:

  • Explain the issue clearly
  • Show you the problem
  • Give you a clear, upfront price
  • Complete the repair (if authorised by you)
  • Retest and issue your certificate

It’s a simple process from start to finish for both landlords and homeowners…

Epsom Landlords: What the Rules Say

If you rent out a property in Epsom, an EICR is not optional. It’s the law.

Landlords must arrange electrical inspections every five years. A single missed inspection can lead to fines of up to £40,000.

Letting agents also request up-to-date certificates before listing a property. A valid EICR is clear proof that your property is safe to let and live in.

Electrical safety is only one part of a landlord’s responsibilities. An EICR covers the fixed electrical installation but does not assess Boilers, gas fires, cookers, flues or gas pipework.

Where a rental property includes gas appliances, landlords must also arrange a CP12 inspection. The EICR and CP12 are separate reports which cover different parts of the property.

But it’s not only landlords who need to pay attention…

Epsom Homeowners: Is an EICR necessary?

EICRs aren’t only for landlords.

EICRs benefit homeowners, too:

  • Older wiring often has trouble with modern appliances
  • Safety devices in older fuse boards may not switch off fast enough
  • Extensions often contain mixed-age cabling
  • Checks reveal underlying problems you can’t see
  • Buyers and surveyors expect proof of electrical safety

If you’ve never had your wiring checked, or it’s been more than ten years, it’s one of the best ways to protect your home and everyone in it.

Planning New Electrical Installations

An EICR can also help you plan upgrades which place extra demand on the electrical supply.

Homeowners considering electric car charging points may need the Consumer Unit, earthing and existing circuits assessed before installation. The report can identify faults or improvements which should be addressed before the charger is connected.

Many landlords and homeowners in Epsom trust us with their EICRs…

Do I need to get anything ready?

Just make sure we can reach the fuse board, sockets, and access rooms.
