Once the checks are complete…

Your CP12 Certificate

After your Gas Safety Inspection, you receive your CP12 certificate. It lists every test performed and any issues found.

You must give tenants a copy within 28 days, and new tenants need it before moving in.

Keep your copy for at least two years. Insurance providers and letting agents frequently request it. Your CP12 is proof your property is safe and compliant.

But what if something doesn’t pass?

Dealing With Problems Found During the Visit

A failed check does not always mean a major replacement is needed. The engineer will identify the defect, explain the level of risk and outline what must happen before the appliance can be used safely.

Where the finding relates to the heating system, our Boiler servicing and repairs cover faults such as poor combustion, ignition failure, leaks, pressure loss and damaged components.

Unsafe appliances will remain isolated until the required work has been completed. The relevant checks can then be repeated and the updated gas safety record issued.

Keeping the Rest of the Property Safe

The CP12 is concerned with gas. It does not tell you anything about the state of the wiring, sockets, lighting circuits or Consumer Unit.

Landlords who want a separate assessment of the fixed electrical installation can arrange an EICR. The two reports serve different purposes and together provide a broader record of the property’s essential safety checks.
