Why Your Sutton Property Needs an Annual Gas Safety Inspection
Landlords across Sutton are tightening their gas safety checks. And for good reason.
One missed inspection can trigger a chain of problems you never see coming.
Tenant complaints, safety risks, insurance problems, and council attention, which can end in fines…
One Inspection Prevents All of This
A quick, scheduled gas safety inspection keeps:
- Your insurance valid
- Your tenants protected
- Your property protected
- You are the landlord on the right side of the law
Landlords must have a Gas Safety Inspection and issue a valid CP12 certificate to their tenants every 12 months.
And it’s not just landlords. Homeowners benefit from gas safety inspections, too.
Sutton homes vary. Some are older and have been converted. Others are newly built.
Gas systems age at different rates, and many homeowners don’t bother with gas safety inspections.
Hidden faults often go unnoticed until they become dangerous. A periodic inspection ensures your gas system is safe.
So what exactly happens during the inspection?
What Your Gas Safety Inspection Includes
During your appointment, a Gas Safe engineer arrives at a time which works for you or your tenants and checks every part of your gas system to confirm it’s safe.
Your inspection covers:
- Boiler performance and safety tests
- Full appliance testing
- Flue and air-flow checks
- Gas pressure testing
- Leak detection
- A quick review of the overall system performance
The inspection records whether the gas fire is safe at that point in time. It does not cover the detailed cleaning and upkeep which helps the appliance continue to perform well.
We can also arrange a service your gas fire service. During this separate visit, the engineer can clean the fire, examine the burner and ignition, and check for signs of wear which may not make the appliance immediately unsafe.
In short, everything needed to confirm your property’s gas system is safe to live in. Legal to let.
Once the checks are complete…
Your CP12 Certificate
After your Gas Safety Inspection, you receive your CP12 certificate. It lists every test performed and any issues found.
You must give tenants a copy within 28 days, and new tenants need it before moving in.
Keep your copy for at least two years. Insurance providers and letting agents frequently request it. Your CP12 is proof your property is safe and compliant.
But what if something doesn’t pass?
Dealing With Problems Found During the Visit
A failed check does not always mean a major replacement is needed. The engineer will identify the defect, explain the level of risk and outline what must happen before the appliance can be used safely.
Where the finding relates to the heating system, our Boiler servicing and repairs cover faults such as poor combustion, ignition failure, leaks, pressure loss and damaged components.
Unsafe appliances will remain isolated until the required work has been completed. The relevant checks can then be repeated and the updated gas safety record issued.
Keeping the Rest of the Property Safe
The CP12 is concerned with gas. It does not tell you anything about the state of the wiring, sockets, lighting circuits or Consumer Unit.
Landlords who want a separate assessment of the fixed electrical installation can arrange an EICR. The two reports serve different purposes and together provide a broader record of the property’s essential safety checks.
